When you walk around the property and find dozens of broken bottles in the poorly maintained yard, does this influence your inspection? Or better stated, does it put you “under the influence” and cause you to be biased? If so, then what do you find yourself being more harsh upon?

As I inspect the housing stock in Northern Utah it is rarer for me to inspect the visible party houses. Most people trying to sell the home for the highest value see this as a negative and they take the time to clean the yard first. But this particular home is a true sign of our sellers market where the owner knew he would have multiple offers within hours of the listing hitting the MLS. The home was foreclosed and sold on the steps of the courthouse and then quickly re-carpeted and re-painted, to be flipped it for re-sale. They had taken great care on the interior, but completely overlooked lots of items like this on the exterior.

So please share your inspection bias when you encounter the party evidence on the exterior.
