Just Caulk It!
"Seriously!" Yes, those words escaped my lips as I opened up the under sink doors in a recent vacant home. There I was, all alone and talking to myself. But that is what I love about being a home inspector, you never know what awaits you in the next room, under the next sink, or around the next corner.
Do you think the seller disclosed this garbage disposal on their property disclosure document? No way! There was no mention of the failed unit.
HAS IT FAILED?
This is a good question. The steel case of the disposal fractured and allowed water to flow out of the unit, as evidenced by the stains. At this point the owner should have just opened their wallet and replaced the unit. When the case on a disposal is damaged, the unit has failed.
Caulk has its place in the repair world, but it is not designed to become a complete enclosure patch. It has stopped the leak from this disposal, but the repair is short term at best.
Replace the disposal!
